			<content:encoded><![CDATA[<p>Having to go through a short sale is never something, anyone wants to go through. When anyone decides to purchase their home, they plan on staying in it for, well, all their lives. If, on the other hand something bad happens to our economy, their home will either have to be foreclosed upon or sold to their lender at a discounted payoff.</p>
<p>This is what a short sale is. When the homeowner’s property is sold to their lender, at a discounted payoff price. Once the property is sold at a discounted price, the lender can release the lien that is on that property. With knowing what a short sale is, let me show you how to now write a short sale hardship letter to avoid a foreclosure.</p>
<p>When writing the short sale letter to your lender, please be respectful in your words and phrases. This letter will be read by the lender’s loss mitigator. If this letter is to have any effect or evoke any empathy from your lender, remember, they are human too.</p>
<p>As you write your letter, make it as personal as possible. You can talk about how you’ve made your home your own, how you love coming home everyday and being able to call it, home. Let your lender know how you and your family have done in ways of home improvements to increase your home’s value.</p>
<p>When you write this letter, it is best to keep it under a page. This will ensure the lender will read it and give you the benefit of the doubt. It is also a good idea to, in a nutshell; tell the lender why you are writing this letter. In the first paragraph of your short sale letter, tell the lender exactly why you are writing this. They will not want to know why in the last paragraph of your letter.</p>
<p>Remember, even though this letter has to be written, please treat your lender with respect. This is no time for harsh words or attitudes either.</p>

			<content:encoded><![CDATA[<p>There are a variety of ways a roof can leak. Some of the causes are due to normal wear and tear while other causes of a leaky roof can be traced back to the materials and installation. If you are suffering from a leaky roof, consider some of the common causes.</p>
<p>The most common type of damage to a roof that causes leaking is the age of the roof. Roofing materials are not made to last forever, especially in extreme weather conditions. The materials on the roof, whether wood or asphalt, can get brittle and begin to crack over time. This allows the material to move and no longer has the weather tight seal it should.</p>
<p>The other cause of a leaky roof due to normal wear and tear is the weather. High winds, driving rain, or other natural occurrences can cause a roof to leak no matter how old the materials are.</p>
<p>There are also some man-made causes to a leaking roof. The first cause to look for is any defects in the manufacturing of the materials. Sometimes materials that are not up to standards can slip through to the consumer. These defects can cause premature cracking in the shingles.</p>
<p>Flashings are another concern for a leaking roof. The flashing is an area of the roof where the line of shingles is interrupted, causing a seam. This is a vulnerable spot because water can easily leak through this area.</p>
<p>Design and installation of the roof are also considerations, particularly when a newer roof is leaking. The more elaborate a roof design is the more potential vulnerable areas will exist. Installation should also be considered as a possible cause. If the wrong material is used or an installer is working with too many layers of roofing material, leaks are more likely to occur.</p>

			<content:encoded><![CDATA[<p>Denver has many beautiful homes for sale, but not all of these home that hit the market are picked up as quickly as the sellers might want. The difference between a quick sale, and a long run on the market, is quite possibly staging.</p>
<p>One of the most important rooms to stage in a home is the kitchen. Within the drywall and the wood of any domicile, some might refer to the kitchen as the beating heart. It is where Christmas cookies are baked, Easter eggs are dyed, Thanksgiving dinners are soulfully prepared, and the intricate details of our lives are discussed over hot cups of coffee. The kitchen is where celebration begins, and ends.</p>
<p>To stage a kitchen properly, one must first declutter and depersonalize. This means that excess appliances must be stored. Cabinets must be organized. And books, refrigerator magnets, family pictures, pet bowls, and knick-knacks must be put away, or relocated. What you are doing here is amplifying space. And buyers want space!</p>
<p>The next step is to clean, and clean thoroughly. It is a given that dishes should be done and put away. A sinkful of dishes is distasteful, and unappealing to any potential buyer. Your to-do list should be similar to the one below.</p>
<p>*Scrub the sinks, floors, and refrigerator.<br />
*Degrease the stove -inside and out.<br />
*Dust the fan.<br />
*Clean the insides of light fixtures.<br />
*Remove fingerprints and smudges from light switches.<br />
*Be sure you wax and shine the floors.</p>
<p>Next, re-evaluate your cabinets. If they are wooden, a coat of English Oil works wonders. If they are painted, consider a fresh coat.</p>
<p>If you are willing to throw in a few extra dollars to maximize your selling potential, opt for replacing old appliances with stainless steel. And swapping out-dated countertops with granite is sure to conjure up some serious buyers. This isn&#8217;t just a plus for selling in Denver, it&#8217;s a plus for selling a home anywhere in the U.S.</p>
<p>Everyone wants a quick sale, but not everyone gets it. Selling a home can be frustrating, but staging affords greater prospects, and maximum profit. If you are wise and put ample focus on staging your kitchen, you are on the right track to success.</p>

			<content:encoded><![CDATA[<p>Once you&#8217;ve decided to put your home on the real estate market, it&#8217;s time to think about staging. Professional home stagers would like to to believe that you can&#8217;t do the staging yourself. The don&#8217;t want you to know that you can, indeed, stage your own home. It&#8217;s not always it&#8217;s the easiest job, but you can do it yourself.</p>
<p>There are some basics you have to do before you an start the home staging process. First you&#8217;re going to have to declutter the house. That means personal pictures and knick knacks have to be packed away. After that comes cleaning. A deep cleaning. Next you make minor repairs &#8211; and freshen the inside of your house with a fresh coat of paint. Now you&#8217;re ready to start your home staging project.</p>
<p>The most difficult part of staging your own home is to emotionally disconnect from the home and its memories. One thing you might consider is asking a friend to help &#8211; someone you trust and who can help you with that disconnection.</p>
<p>Go through the house with a critical eye. Think like a buyer. If you were relocating into the Denver real estate market, for example, what would you want to see in a house? Remember, there are three primary types of staging that will help you do an effective job of staging your home.</p>
<p>The first is to set a mood or style for the house. If you&#8217;re in an upscale neighborhood, you want the furnishings to reflect that. If your real estate agent feels that you should be appealing to young families, you want the furnishings and rooms to reflect a child friendly feeling.</p>
<p>Next, you want to arrange your furniture to show off your home and its surroundings. Again, if you&#8217;re trying to sell property in the Denver real estate market and there&#8217;s a terrific view of the mountains from your back deck, you want to make sure the entry to the deck has easy access and the furniture on the deck invites you to step out and enjoy the mountain view.</p>
<p>Lastly, you want to look objectively at the house to see if value added changes would make the house more inviting. THese are changes made to the house to create a more appealing atmosphere. A worn and dated medicine cabinet, for example, might need to be replaced. Is it possible to economically replace worn carpeting or light fixtures to update the house?</p>
<p>While it&#8217;s a challenge to remove yourself emotionally from your house in order to do the staging, the effort is well worth it and pays off, often in a shorter time on the market and a higher sales price.</p>

What is home staging?<br />
Home staging is the art of making properties look lived-in. With stagers concentrating on proper furniture placement, and appropriate decor, it serves to beautify and enhance. There are many occasions where people will move out of their homes before they are sold, and in these cases, a home staging might be in order.<br />
Why is home staging important?<br />
Empty homes can take twice as long to sell. And homes that are on the market for too long can lose the spark of public interest. Not only does it serve to minimize problem areas, but it can create a psychological and emotional stamp on our potential buyers.<br />
With Denver being notorious for cold winter’s, it would be wise to play up and accentuate a fireplace. Comfortable seating placements can create images of family gatherings, which in turn can instill feelings of warmth and safeness. A stark and cold bedroom can transform into a romantic get-away. And a small boring office space can become a safe haven.<br />
In maximizing the profit from a completed home sale, and easing the stress of selling by cutting your property’s time on the market in half, home staging can do more than just pay for itself. It is well worth the cost and effort.</p>

You can sell a house in an economic crisis you just need to be very savvy and follow these simple tips:</p>
<p>The first thing that you need to do is to assess the market situation; right now there are many Denver homes for sale. You need to make every listing look its best so that clients are impressed before they even walk into the house. You can tell the clients to do some landscaping, re-paint their home, install new carpet etc. These are great selling points for buyers because often the best buys in an economic crisis can look dreary and not well kept up.</p>

When you dealer with buyers be strong and negotiate with them but do not let them take advantage of you because of the economic crisis. Remake rooms into offices or bedrooms when you can. Staging a home means showing potential buyers what the home can be for them.</p>
<p>These are the basics of home staging to increase your home sale price. Following these guidelines and getting more suggestions are a sure way to get better offers on your home and increase its potential to the buyers viewing it.</p>

			<content:encoded><![CDATA[<p>Windows in your home can be expensive and complex to replace. The good thing is, you often don’t have to. There are several different things that you can do to repair different problems with your double hung windows. With one of the biggest problems with the double hung windows being them getting stuck, we’ll stick with solving that particular problem.</p>
<p>1. The first step you will want to take when looking to unstick your window is the edges.</p>
<p>2. Start by taking a putty knife or a paint scraper and slide it around the edges.</p>
<p>3. This will hopefully break loose whatever it is that is causing your window to stick to the frame.</p>
<p>4. You may need to head outside and do the same process on the exterior of the window as well.</p>
<p>5. Once you get your fingers under the window, pull it up and all the way open.</p>
<p>6. Now get a piece of sand paper and sand the track. This will remove any small imperfections preventing the window to slide.</p>
<p>7. If this does not work you will probably have to disassemble the double hung window and work on the sash. Normally it will be the hinge that is preventing the window from sliding properly.</p>
<p>8. The first step in doing this to remove the window from the frame. To do this, you may need to remove the trim around the window.</p>
<p>9. To remove the window, simply lift the window open about half way and pull out the bottom. The window should slide out without too much problem. Now twist it out of the frame.</p>
<p>10. Do the same things on the top window, only this time you will need to pull from the top.</p>
<p>11. Now the hinge will be exposed. Look at the hinge and determine if you will need a new hinge, or if you can simply clean the one that you have.</p>
<p>12. These are easy to remove and replace. Normally it only takes removing two screws and then remounting the new hinge.</p>
<p>13. There is also the possibility of needing new counterbalances. This is another relatively easy step.</p>
<p>14. Simply guide you new counterbalance’s pilot string into the top pulley and then continue to feed it in until it comes out the bottom pulley.</p>
<p>15. Now pull the counterbalance through the pulley system.</p>
<p>16. If you have any struggles in installing or repairing any part of your window, refer to the directions that come with each piece. These will guide you through any variances between standard double hung window repair and your particular window.</p>
<p>Now you are able to do double hung window repair without calling a contractor who will charge you a lot of money for a project that is simple and can easily be done in a short amount of time.</p>

As a homeowner, you owe it to yourself to take the initiative to protect not just your security, but you and your family&#8217;s peace of mind.</p>
<p>While it&#8217;s always possible that thieves will target your house regardless of the security measures you have in place, there are several things you can do to drastically reduce the likelihood of your home being targeted. The most essential and effective deterrent is also the most obvious&#8211;that is, you&#8217;ll want to invest in a good alarm system. When shopping, be sure to go with a reputable company. You get what you pay for. The worse the manufacturing, the more likely a thief will be able to disarm it.</p>
<p>Second, be conspicuous, especially when you&#8217;re going to be away from your home for extended periods of time. Common sense dictates&#8211;and convicted robbers themselves have confirmed this&#8211;that your house is less likely to be a target if you have a few good alarm and beware of dog signs posted. You don&#8217;t have to turn your home into a fortress, you just want to let robbers know that your house carries a higher risk of being caught.</p>
<p>Third, be sure to lock up. A startling number of robberies occur because people forget common practices such as locking garage doors, patio doors, and windows. Try to have secure latches on your windows, and have a &#8220;lock-up checklist&#8221; visually posted on the back of or close to your house&#8217;s exit. Thieves are far less likely to be master cat burglars than thugs who are just trying their luck on neighborhood back doors.</p>
<p>If you follow these steps and take the extra precaution of double-checking, you can greatly strengthen your home, valuables, and secure well-being against intruders.</p>

			<content:encoded><![CDATA[<p>During the winter months, you may be a tad frustrated if you&#8217;re trying to sell your house. Winter can be a definite drag once the novelty of the first snowfall is long gone, and endless shoveling and dead car batteries isn&#8217;t exactly a winter wonderland. But if you&#8217;re waiting for spring to jump your house onto the market, consider a change in pace. With a few quick and easy tips, you can turn winter right around to your advantage.</p>
<p>First, as in any season, you want the outside of your house to be as attractive as possible. Make sure to keep your walkway as neat and free of snow as possible, as well as clearing the rest of the driveway. Aside from giving the house a better look, you&#8217;re unlikely to get on good first terms with a potential buyer if he or she takes a tumble before reaching the front door. Consider this a plus if you hate yardwork or, if you really can&#8217;t be bothered, you should have no problem recruiting a neighborhood kid.</p>
<p>Second, be sure to leave enough space to park. When staging your house you want to arrange your driveway so that a prospective buyer has as short a distance as possible from the vehicle to the front door. This not only makes it more convenient, but it minimizes the chance of slipping on residual ice after snow shoveling.</p>
<p>Third, try to make sure that you have ample space around the back of your property cleared, so if a buyer wants to take a tour of the yard you don&#8217;t have to drudge through the snow.</p>
<p>And fourth, turn the winter hospitality to your advantage! If you have a fireplace, make sure it&#8217;s lit in advance. Keep a plate of cookies or other winter goodies on hand in your kitchen or coffee table, and go through the small courtesy of offering them some hot chocolate. Humans are especially programmed to seek shelter in the winter, and you want to market your home not just as a dwelling, but as a cozy household that you can easily fit into. The more you can get your buyer to picture himself cozing up contentedly in the winter months, the better your odds of making a sale.</p>
