			<content:encoded><![CDATA[<p>It has been clear to me for over a year that the housing balloon that we’ve been observing from below was drifting far too close to the sun for comfort. I knew, as did so many analysts, that it would inevitably pop and, like Dr. Seuss’s allegorical Yertle the Turtle, plummet ungracefully into the mud. That day has come and gone, but the frenzy remains as people imagine how much further into the proverbial mud the shreds of this housing fantasy might yet sink.</p>
<p>Too many of those pessimists who believe that the implosion of the housing market still has not reached its conclusion have discounted the viability of real estate completely. However, while we may not find ourselves in a sellers’ market, there is still plenty of profit to be made in real estate if those panicking would simply stop, decompress, and examine the financial terrain.</p>
<p>Although now is one of the most dangerous and least profitable times to try to sell real estate, it is one of the best times in recent memory to seek rental income from one’s current or new properties. The confusion of rampant foreclosures has led to a widespread shortage in housing for those seeking to rent, thus pushing rent prices ever higher. Added to that increase is the backdrop of strong government encouragement for those seeking to buy in the current market and its willingness to continue to suppress interest rates, both of which offer whatever extra nudge that could not be provided by the prospect of high rental earnings.</p>
<p>The opportunity to cash in on this economic trend is now, when the housing squeeze is at its worst and property values have essentially hit bottom, meaning would-be sellers might as well sit tight anyway. I pity those who are so desperate to sell, out of a fear of a coming steeper, irreversible drop in property values, that they will ignore the earnings potential available right now while settling for horrible losses in property sales now.</p>
<p>Buying real estate right now is obviously not going to create profit when turned around for an immediate sale. However, for anyone with a modicum of patience, the market has stabilized sufficiently to begin buying again and immediately begin earning rental income, even while waiting for housing prices to resume their creep upward. I am convinced that now is the time to buy, and those who aren’t personally ready will regret it in the months to come.</p>

			<content:encoded><![CDATA[<p><em>The annual best and worst housing market forecasts for 2009 have been issued by Housing Predictor dot com, which forecasts real estate markets in all 50 U.S. states.</em></p>
<p>Destin, FL  December 30, 2008 &#8212; The annual best and worst housing market forecasts for 2009 have been released by Housing Predictor dot com, which forecasts more than 250 local real estate markets in all 50 U.S. states. The Top 25 Markets and the Worst 25 Market forecasts are issued annually and updated throughout the year as local market conditions change.</p>
<p>The best and worst markets have the highest probability of hitting their forecast appreciation and deflation from all the forecasts the research company issues. Nearly two years ago, long before the credit crisis became daily headline news Housing Predictor analysts forecast-ed the foreclosure epidemic and the real estate depression.</p>
<p>Despite the fall out of the credit crisis, however, there are housing markets that are projected to be exceptions in the worst economy since the Great Depression in 2009, illustrating the fact that real estate markets are normally driven by local market dynamics.</p>
<p>North Dakota, Montana and Colorado all have markets forecast to appreciate in 2009 that made the Housing Predictor Top 25 market list. A total of seventeen housing markets scattered throughout the country are forecast to appreciate during the year.</p>
<p>The national epidemic of foreclosures has topped 3.3-million homes and is projected to worsen in 2009 as the second round of Alternative A Option adjustable rate mortgages reset. More than 3-million ALT A mortgages will reset in 2009 alone. As a result, a high number of housing markets will sustain double-digit housing deflation as Congress and the new White House Administration of President-elect Barack Obama try to come up with solutions to aid the nation&#8217;s ailing economy.</p>
<p>Markets in more than three dozen states are projected to sustain double-digit housing deflation, including California, Florida, Michigan, Hawaii, Massachusetts, Arizona, Nevada, New York, Connecticut, Delaware, South Carolina, New Mexico and Georgia. The troubled auto industry is impacting markets in the mid-west, triggering more foreclosures, including Indiana and Ohio.</p>
<p>Colorado made it as one of the best real estate markets in the country! Who says now is not the time to buy real estate in Denver?</p>

<p>Between December 2006 and December 2007, the average home price for Denver Real Estate dropped 3% from $312k to $303k. The first 11 months of 2008 is showing compared to the same periodlast year, Denver Real Estate has dropped and additional 13% down to $269k.</p>
<p>Looking at the chart you can see alot of variations from city to city, as we still have a few areas and cities that the average home price has increased. Now looking at the metro area as a whole and having areas still gaining in value is a positive thing in my book.</p>

<p>The economy is failing and the sky is falling, or so the experts want you to believe. <p>With the final numbers being released for the end of November 2008, the inventory levels in the Denver area continue to drop. Seasonality has some part to do with the drop, but all in all it looks like we are making some progress in getting some of our inventory sold.</p>
<p>Although less inventory means less options for buyers to choose from, it is a positive thing for owners looking to sell. This could mean that now is a great time to list your home to the open market with less competition to deal with.</p>
