<p>Now comes the hard part – the offer. Often referred to as the art of negotiation this can be an intimidating moment. If your offer is too high – you will be kicking yourself for years that you paid too much, too low and you risk offending the current owner and losing the chance to own your dream.</p>
<p>This is where research comes into play – you must know the housing market you are buying in. Your Denver real estate agent is a good sounding board. Things to think about</p>
<p>• Is this a Buyers Market or Sellers Market – In a buyers market sellers are often a little more flexible in what they are will to accept to sell their property. In a sellers market there are more buyers than sellers making it a competitive market.<br />
• How long has the property been on the market? Is it currently vacant? This may also indicate a motivate seller.<br />
• Comps – your real estate agent can provide you with a list of recent sales in the neighborhood. The comps will show selling price, length of time on the market and how it compares to the property you are looking at.<br />
• Sellers Motivation – Life changing situations can also determine the mindset of a seller. Does the owner already have their next dream property lined up? Have they recently lost a job? Are they empty nesters? Your realtor may have valuable input on this.<br />
• Your situation also comes into play – do you have a conditional offer, meaning you have to sell your current home first? Or can you offer a flexible closing which can be considered quite valuable in some cases.<br />
• And lastly, your own motivation. How badly do you want this property? Can you wait for the next one? Do you need a place in a certain time frame? Are you willing to walk away if your number is not accepted – or will it haunt you for months that you let it slip through your fingers?</p>
<p>You want to purchase a house that will be your home, and the price you pay for it will impact your future payments. Current interest rates mean that a $10,000 increase in price represents an extra $50-60 month on a 30 year mortgage.</p>

			<content:encoded><![CDATA[<p>With a tight economy and more people than ever downsizing or losing their homes, finding a reputable and inexpensive moving company can be a very important task. However, far too many people are finding themselves taken in by the $40 per hour moving scam.</p>
<p>The $40 per hour moving scam goes something like this. Someone who needs to move finds an ad on craigslist, in their local newspaper, or at some other classified ad site online. The advertisement promises to movers and a truck that will pack your stuff and move it for $40 an hour.</p>
<p>The problem is that no professional mover could ever operate on this budget. Professional movers have insurance for your merchandise and for their trucks as well as salaries to pay for the movers, transportation costs and fuel costs for the trucks, and general overhead.</p>
<p>The most common variation on the $40 per hour moving scam is that once these rogue movers have all your worldly possessions, they refused to deliver them to your new home unless you pay exorbitant fees that were never discussed before they had custody of your things. In another variant, the scam movers simply never show up with your goods and sell it off as though it were their own.</p>
<p>To avoid being taken in by the $40 per hour moving scam, contact reputable movers and expect to pay about $60 per hour, depending on your location, for true professionals. You can further protect yourself by asking for proof of the company&#8217;s liability insurance and checking them with your local Better Business Bureau before agreeing to let them touch your merchandise.</p>
<p>Better yet, get a list of references and check it. And be sure to read through any contract you are offered thoroughly. The simple steps will help you to avoid becoming the next victim of the $40 per hour moving scam.</p>

			<content:encoded><![CDATA[<p>At some point in our professional or personal life, we may be faced with moving to another city or another state that is hundreds or even thousands of miles away. Moving can be a stressful experience, so it’s important to find a long distance moving company that will take some of the pressure off of you and your family. Long distance moving companies have different operating procedures and rate structures, so you should be prepared to ask some direct questions and get specific answers before you sign on the dotted line and begin the moving process.</p>
<p>There are five critical questions that any moving company should answer before you make a final decision. Before you start asking questions however, do some research on the company; there are several sites on the Internet that will give you information about company’s past performance, references and history. The Better Business Bureau is another good source of information. This information will be a big help in analyzing their answers.</p>
<p>The first question that we all want answered is how much is it going to cost? You might want to start your conversation with one of the other questions, but you will need to set a budget for the complete move and their charges will be eat up a large portion of that budget. Usually the company will ask you about the items you are moving, the size and the amount of fragile and perishable items you have to move. If cars or any other vehicles are involved, they will want to know about them as well. From the information you supply, they will give you a quote. Ask the company how they establish the price quoted and make notes.</p>
<p>The next question is how long is it going to take? Time is always an important issue in a move and you usually have a specific day and time in mind and the company should be able to confirm that date with you. You might have to be flexible, especially if the company meets all your other qualifications, but can only confirm the day before or two days after your date. You also need to know how long the actual move is going to take and when the truck will be unloaded.</p>
<p>The third question, which usually goes along with how much does it cost is: What services do you provide? You want to make sure that the price they quoted you includes all the services you need like packing, special handling and storage. Usually these service cost more, so it’s good to give them a detailed description of the services you need, so you do get an accurate price before you sign.</p>
<p>Reputation is always an issue when you’re investing your personal property with a company for an extended period of time. Ask them about it, even though you have done your own research. It’s a good idea to hear what they have to say about their company and services, as well as the references they give you.</p>
<p>The fifth question is the legitimacy of the company. Get the company’s license number and dot record and check them out. Make sure they have insurance and there are no issues pending with the company. Your research will probably give you some of that information, but it’s important to get it from them as well.</p>
<p>Your long distance move can be a positive experience if you do your homework, ask the right questions and let your intuition guide you in choosing the long distance moving company that’s right for you.</p>

			<content:encoded><![CDATA[<p>Moving is a pain. You know that, so why make it harder and more stressful than it is? You may think that just getting your stuff packed in boxes is hard enough to think about, but maybe you should look at what happens if you don&#8217;t consider what happens when you arrive in your new home. Your new home is your new life. Don&#8217;t make entering on it any more difficult than it is. Label your boxes!<br />
Keep at least a basic inventory of what is in each box. Doing this will allow you the keep track of each numbered box and what&#8217;s in it easily and quickly.<br />
Consider what happens if you don&#8217;t pack things together. Sure, all of us find bits and pieces of things that we have to throw into a box at the last moment. But if you don&#8217;t leave too much to chance, you can pack the kids&#8217; stuff together and keep where they can get at it right away&#8211; in their own room. The family dog, who will be disoriented enough by the moving about, can have its favorite plaything and food. The kitchenware will be in the kitchen and the bedroom stuff will be in the bedroom. That&#8217;s a lot of time saving right there.<br />
Keep your family mementos and fragile things together. A marked box will allow the movers to treat it with more care. And so will you.<br />
Marking boxes is a snap if you put some thought into it. Some suggestions are as follow. Use a heavy, black felt tip marker with quality ink and a wide line.Between the two the movers and you will have no trouble spotting what&#8217;s what. Most people need some things immediately upon arrival so put them together in a separate box and mark it well, perhaps using a different colored ink or even distributing tell-tale markings on the box&#8211; exclamation points, say. Get some large &#8220;Fragile&#8221; stickers and paste them all over boxes that contain breakable items.<br />
These are simple suggestions for saving misery in the midst of what can be a chaotic, difficult time for you and your family.</p>

It could be a new career or college life catapulting the relocation, whatever the reason, take the opportunity to make it exciting and a life learning experience. You don’t have to do it alone. Let’s explore the adventure of relocation and how to make this move successful and relocate with ease.</p>
<p>The Internet is your greatest benefit to prepare yourself and possible family members. Take advantage of the World Wide Web and find out about the area you will be relocating to. Search for reviews of places to visit, neighborhoods, schools, and check out the local news sites. Also, check out the safety reviews of the city and other important issues that are significant to you to shorten the list of areas to choose from. Also, find places that you would visit on an average bases in the new area. See if your church, gym, or favorite stores are located in any surrounding areas.</p>
<p>Once you have specific areas in mind now is the time to utilize real estate searches. First have a budget set it in place to understand what you can afford. Also, take note of what you want or need in your new place. A list of amenities is a good idea. Decide rather to rent or own. <p>But there are more reasons to relocate to Denver than its real estate prices. One of Denver’s greatest benefits is that it is an urban center nestled in the heart of the Rocky Mountains. That means that if you love the mountains but don’t want to live too far from the city, Denver is a perfect choice. Within a two-hour drive time radius around Denver, there are many slopes to enjoy skiing and snowboarding for most of Colorado’s autumn, winter, and spring months. During the warmer months, the mountains around Denver are a great place to go hiking, camping, and rock climbing.</p>

Colorado ski resorts offer any kind of skiing ranging from gentle beginner slopes and trails, to waist-high moguls and steep chutes. True ski bums know that the only disadvantage to a great ski trip is dealing with snowy roads on the drive home. If you have always wanted to live in the mountains where you can ski whenever you want to, but have been intimidated by the thought of shoveling ten feet of snow out of your driveway, then Denver might be the perfect location for your new home.<br />
Denver is ideally situated, on Colorado’s Front Range, right where the Rocky Mountains erupt straight up out of the plains. Because it is situated down on the plain, Denver is sheltered from the heavy snowfall that blankets the Colorado ski resorts. Denver boasts over three hundred sunny days a year, and that sun quickly melts any Denver snowfall. While Denver features a moderate and pleasant climate, it is only a short, safe drive to some of the world’s finest ski resorts. Just head up Interstate 70 and within an hour you can find yourself at the doorstep of great ski areas such as Arapahoe Basin, Copper Mountain, and Keystone. If you prefer a smaller, more intimate ski area, you can try Loveland or Eldora, both also a short drive from Denver. The interstate is well maintained, and makes a drive from city to mountain a short, safe trip.<br />
If the thought of driving home after a long day on the slopes is too exhausting, Denver boasts another unique skiing tradition, the ski train. Leaving from Denver’s downtown Union Station, the ski train makes a trip through historic mining country right to the base of the Winter Park ski areas. At the end of the day, hop back on the train, and enjoy a warm drink and a well deserved rest on your trip back to Denver.<br />
For winter sports enthusiasts, Colorado has much to offer. If you want to enjoy the lifestyle of a ski bum, but with the convenience of living in a city with great weather and amenities, consider making Denver your new home.</p>
